Do I need to notify the HOA of any improvements to the condo?
All structural improvements (to include windows) and any improvements which could impact another unit (to include: electrical, plumbing) must be approved by the HOA prior to commencement of construction. For windows, the HOA must be included on the insurance for the transaction.

What should I do if an owner is in violation of the HOA documents?
The documents are agreed upon by all owners and signed prior to purchase of a property. Therefore, the owners must abide by the documents and rules of the association. Please notify MRS Management and include photos (if possible) of the violation.

Can I fly a drone on condo property?
Drones are against the rules of the HOA, as well as Florida state privacy laws. They are also not permitted on Florida beaches.

How many people can stay in each unit? 
Per the HOA documents and occupancy laws, no more than four (4) people are allowed in a two (2) bedroom, and no more than five (5) people are allowed in a three (3) bedroom condo. 

How long can the condos be rented for?
Per the condo documents, condos must be rented for a minimum of thirty (30) days if they are rented short term.

What do I do if a dog bites me on condo/HOA property?
Please immediately call animal control to file a report, and notify MRS management. Legally in Cocoa Beach, all dogs must remain on a six (6) feet or shorter leash.
